Aspen Rise
This project involved the construction of seven detached houses in Clayton, Newcastle-under-Lyme, Staffordshire. The site was formerly a large garden to a neighbouring property and sloped considerably from the rear of the site to the road. As such site clearance work was significant.
The location of the site is very desirable and Brampton Homes, the developer, wanted to create high quality executive homes to the highest standards to meet the demands of the anticipated buyers. All houses were sold effectively ‘off-plan’ and therefore the pressure on Sandycroft to deliver the homes as soon as possible was significant. Properties were tailored to each individual buyer’s requirements which meant that each home was effectively bespoke Due to the nature of the site completion of the houses was phased with the final plot being occupied 15 months after commencement of works.
Design and Construction Challenges
- Difficult site
- Presence of a spring on the site
- Extensive infrastructure works to overcome surface water and foul water drainage issues
Conclusion
The project was commended by the housing guarantee company, CRL, who commented that the quality of the homes was excellent and the attention to detail second to none. Sandycroft Projects are now in the process of delivering similar schemes in the Staffordshire area and see housing as a growing part of the business strategy going forward.
