Project Narrative

Procured through our collaborative working with Fresenius Medical. The work started at short notice immediately upon receiving a successful planning decision, and completed within the agreed timescales of 32 weeks.


The project included working with the exiting landlord for the shell alterations and ensuring they were kept informed throughout the project.

Project Description

Sandycroft Projects had the main contractor role in this design & build project, to provide a highly specialised kidney dialysis unit for our client and ultimately the patients of Swansea Bay NHS Trust. The original building was 3 retail shops that had, at some point been extended and knocked into one unit for the provision of a gymnasium. However the floors remained at three different levels across the property.


Our design team put together a plan to extend the building further within the existing footprint by utilizing the wide overhanging eaves area on two elevations. A highly specified M&E package was designed and installed and the whole building received thermal upgrades in line with current building regulations by providing an insulated roofing system, internally insulated wall linings, and modern energy efficient UPVC & aluminium windows throughout.


New services were required, and all liaison and civils works were carried out by Sandycroft to provide as smooth a transition for our client as possible.

Challenges

• Working on an existing structure with many faults found during the initial strip-out stage.


• Working on behalf of two clients on one building, ensuring that all parties were kept informed and understood what works were whos’ responsibility and ensuring we stayed within each clients’ budget.


• Dealing with an existing curved structure that followed no true curve and having to template and install custom compound curved gutter system.

Feedback

• The project team from Swansea bay Health Board were keen observers throughout the project and were always amazed at progress and pleased
with the transformation.


• The project lead for Fresenius provided positive feedback at handover, and happily completed a Sandycroft satisfaction survey.

Project Narrative

In 2018 Sandycroft were approached to look at some sites in the Brixton area to create a new satellite dialysis clinic.

 

Working closely with the Client, their land agent, two hospital Trusts and the partnering design team, the site at Somers Place, Brixton Hill was finally chosen in early 2023.

 

Despite protracted negotiations with the Trust, the Landlord and our Client, Sandycroft commenced work on site late in 2023.

Project Description

Fitting out of a dilapidated business unit in Brixton Hill, London, to create a modern, state of the art renal dialysis clinic treating over 30 patients per session. (over 100 patients per day).

Challenges

  • Finding the site – we worked closely with the Client team in identifying the site for the clinic.  This involved looking at numerous locations in the local area, considering patient demographics, carrying out feasibility studies etc.  The eventual site, albeit having a small footprint had the advantage of several parking spaces, which are a premium in London, and as such we suggested constructing an upper floor almost doubling the available floor space.

  • Thermal upgrade to an old shell including a new roof.

  • Installing the upper floor, drainage, incoming services etc all on a very tight site.

Feedback

  • The project was delivered on budget and handed over a week early due to the changing needs of the client. Everyone, including patients, two hospital Trusts, and Diaverum are all ecstatic in treating patients in this new facility.

Project Narrative

Our Client, Fresenius, won this project in 2022 and asked us to partner with them and our design team in delivering a new clinic.

Fresenius are delivering and

maintaining the clinic whilst the Trust are providing staff and treating patients.

As such, the Trust have been closely involved with the project from the outset, particularly with respect to infection control, provision for disabled & bariatric patients, and the mechanical and electrical design, particularly following the Covid 19 pandemic.

 

Despite protracted negotiations with the Trust, the Landlord and our Client we commenced work on site late 2023.

 

The completed unit has become the largest satellite Dialysis Unit in the UK.

Project Description

Fitting out of a newly built industrial warehouse to create a 49 bed renal dialysis unit on the outskirts of Leicester.

Challenges

  • Compliance with new building regulations particularly with respect to mechanical and electrical installations.

  • Working closely with Trust to design a bespoke ventilation design fully compliant with Health Technical Memorandum 03-01 without derogations.

  • Installing PV cells on the entire roof including installing additional purlins to strengthen the structure for the additional weight loadings.

  • Upgrading the incoming electrical supply and installing drainage throughout the new floor slab construction.

  • Delays in legal agreements meant the new electrical connection could not be installed in line with the original contract timescales.

Feedback

  • The client team, in particular the Trust are delighted with the project which is now complete and in operation.

Project Narrative

Our Client approached us in early 2024 to look at the possibility of expanding their current dialysis unit in the heart of Yeovil. Over the ensuing 10 months many design changes were considered as the requirements for provision in the Somerset area kept evolving. Eventually a superb scheme that expanded the unit over 2 floors, taking the number of stations from 13 to 24, including 2 additional side rooms, and a whole raft of additional back-up staff space.

 

The scheme included the provision of a new platform lift, and the full refurbishment of the ground floor to the same specification as their new units and the first floor.

 

The completed first floor was put in to use in July while the refurbishment works were taking place and the total 24 stations were delivered at the end of October.

Project Description

The expansion and modernization of a live renal unit in the heart of Yeovil.

Challenges

  • Continuous re-evaluation of the scheme parameters to meet the needs of the NHS Trust in Somerset, whilst keeping to  realistic budget for our client.

  • Working within a live Renal Dialysis Unit, ensuring to maintain essential services at all times.

  • Installing a new modern platform lift to the external of an existing building while maintaining the correct aesthetics.

  • Absorbing additional unforeseen works to the timeline, in order to ensure the ground floor refurbishment was completed on time while maintaining the compliance needs of the HTM’s

Feedback

  • The client team. Including their new project managers were extremely complimentary at handover. In particular the lead in Health & Safety and Infection Control praised Sandycroft for the way they worked amongst both staff and patients seamlessly without any disturbances to their safe Dialysis provision.
